As the busy summer season winds down, buyers may encounter a different market environment. Depending on the home and neighborhood, there may be fewer buyers competing, sellers may be more motivated to make a move before the holidays or end of the year, and properties that have been sitting on the market could create opportunities for negotiation. But less competition doesn’t mean you should let your guard down. ### 🍂 A SMART FALL BUYER STILL NEEDS A STRONG GAME PLAN **Know your numbers.** Get pre-approved and understand what monthly payment actually feels comfortable—not just the maximum amount you qualify for. **Understand your contract.** Earnest money, inspection terms, financing, appraisal provisions, and other contingencies can have real financial consequences. Know what you’re agreeing to before you sign. **Use your inspection wisely.** A home inspection can help you better understand the condition of the property and its major systems. Fall is also a great time to pay close attention to the roof, gutters, HVAC system, chimney, drainage, windows, and other features that will matter during the colder months. **Look beyond the listing price.** Price is only one piece of the deal. Closing costs, repairs, seller concessions, timing, financing, and the home's overall condition can all affect the true value of an offer. ### THE BOTTOM LINE You don't necessarily need to wait until spring to find the right home. If buying is part of your plan, starting the conversation this fall could give you time to understand your options, prepare financially, and recognize the right opportunity when it comes along. **And who knows?
