The July housing numbers are in, and they continue to tell the story we've been watching develop throughout 2026: the Hampton Roads market is becoming more balanced.

After several years of record-low inventory, intense competition, and homes selling within days, buyers are finally gaining more opportunities while sellers are still benefiting from strong demand. This isn't a market crash or a sudden slowdown—it's a return to healthier market conditions where preparation and strategy matter more than ever.

There are now 2,745 homes actively listed for sale, while overall active inventory has grown to 4,411 homes.

Although these increases may seem modest month-to-month, they continue a trend we've been watching all year: buyers have significantly more options than they did just one or two years ago.

One statistic often overlooked is the number of homes going under contract.

In July:

1,631 homes went under contract—an increase of 4.7% from June.

This tells us demand remains healthy.

Many people assume that because inventory is increasing, buyers have disappeared.

The median time on market increased to 19 days.

While that represents an 18.8% increase from June, it's important to keep the number in perspective.

Nineteen days is still an incredibly healthy market.

For comparison:

  • During the peak seller's market, many homes sold within just a few days.
  • In a balanced market, 30–60 days is often considered normal.

Today's market simply allows buyers enough time to thoughtfully evaluate homes rather than feeling forced into immediate decisions.


💰 Home Prices Remain Stable

The median sales price dipped slightly to $375,000, a decrease of just 1.3% from June.

This small adjustment does not indicate falling home values across Hampton Roads.

Instead, month-to-month price changes often reflect:

  • Different types of homes selling
  • Seasonal buying patterns
  • Changes in price ranges entering the market

Overall, home values remain historically strong throughout our region.


📉 Why Did Closed Sales Decrease?

Closed sales declined by 16.9%, with 1,783 homes closing in July.

Several factors can contribute to lower closings:

When we compare this statistic with the increase in homes going under contract, it suggests buyer demand is still present and many transactions are simply moving through the pipeline.
